Homeowner Association Dues are due on the first day of each quarter:
- January 1
- April 1
- July 1
- October 1
The HOA gives a 30 day grace period during which HOA dues may be paid without penalty.
On the first day after the grace period a 5% ‘late fee’ and interest at the highest rate allowable by law will be added to the accounts of all homes that are delinquent. Notice of Late Assessment will be sent on this date.
At 60 days after the due date a second demand letter will be sent to the homeowner advising them to pay all outstanding assessments and fees. The letter will indicate that failure to pay the balance will result in the account being turned over to a collection attorney at the 90th day after the due date.
At 90 days the account will automatically be turned over to a collection attorney without further notice. All fees and attorney costs will be added to the account as they are incurred by the collections process. Interest will continue to accrue at the highest rate allowed by Florida Statute.
In addition, accounts over 90 days without a payment plan in place will trigger a Suspension of Gatehouse services.
Security and Gatehouse services make up 2/3 of our HOA costs, and the stance of the HOA board is that if a resident is not paying for the service, they will not benefit from the service.
Denial of gatehouse services means that your Guest List is tagged with “DO NOT CALL THIS RESIDENT”. In addition, security officers are instructed not to accept calls from that residence with any instructions.
The exact steps detailing this suspension are:
- Security posts will NOT accept any calls regarding your residence. You will not be permitted to pre-authorize any guests into the community with your residence as a destination.
- Security posts will NOT be permitted to call you or anyone associated with your residence. Your telephone numbers will be removed from the Security posts.
- Any guest that appears at the Security posts with your residence as their destination will be informed that you cannot be called by the officers. The guest will be requested to leave the immediate area of the security post and contact you directly should they require admittance.
- Your own ingress and egress will be permitted as long as your vehicles display valid Maplewood Isle Entry stickers (green stickers are currently valid).
- You may authorize vehicles or pedestrian guests into the community by appearing personally at the Security post, identifying yourself as a homeowner by showing the Security officer a valid photo ID with a “Vestal” Address, and indicating which vehicles/pedestrians should gain entry at that time.
- Your “No Call List” will be removed from the Security posts. All guests will henceforth require personal escort as detailed in item 5. This includes all delivery (including food delivery), vendors/service personnel and relatives living outside the community who do not possess a photo ID with a “Vestal” address.
- Should you acquire a new vehicle you will not be issued any additional vehicle entry stickers. If the vehicle without a sticker approaches the gate an occupant will be required to identify themselves as a resident using a valid photo ID with a “Vestal” address.
- Should the HOA Board of Directors decide to update vehicle entry stickers to a new color (thereby invalidating all green entry stickers), you will not be issued any replacement stickers. At that time all vehicles owned by you or your family will be stopped upon each entry to the community to identify themselves as residents.
Upon payment of all outstanding assessments the resident/owner’s gatehouse privileges will be restored. Under certain circumstances, the HOA Board may vote to restore privileges of residents who establish a payment plan and successfully follow through on the initial 2 payments in attempts to bring their account current.
