Deliquent HOA Dues Policy

Homeowner Association Dues are due on the first day of each quarter:

  • January 1
  • April 1
  • July 1
  • October 1

The HOA gives a 30 day grace period during which HOA dues may be paid without penalty.

On the first day after the grace period a 5% ‘late fee’ and interest at the highest rate allowable by law will be added to the accounts of all homes that are delinquent. Notice of Late Assessment will be sent on this date.

At 60 days after the due date a second demand letter will be sent to the homeowner advising them to pay all outstanding assessments and fees. The letter will indicate that failure to pay the balance will result in the account being turned over to a collection attorney at the 90th day after the due date.

At 90 days the account will automatically be turned over to a collection attorney without further notice. All fees and attorney costs will be added to the account as they are incurred by the collections process. Interest will continue to accrue at the highest rate allowed by Florida Statute.

In addition, accounts over 90 days without a payment plan in place will trigger a Suspension of Gatehouse services.

Security and Gatehouse services make up 2/3 of our HOA costs, and the stance of the HOA board is that if a resident is not paying for the service, they will not benefit from the service.

Upon payment of all outstanding assessments the resident/owner’s gatehouse privileges will be restored. Under certain circumstances, the HOA Board may vote to restore privileges of residents who establish a payment plan and successfully follow through on the initial 2 payments in attempts to bring their account current.
