Buyers with a Contract
If you have a signed contract on a home in Maplewood Isle, you can get a head start on integrating into the community by registering as a prospective resident. After your registration is accepted you will be able to fill in your information that will be placed at the Security Post on the day of closing by filling in the Resident Info form. Don’t forget to send an image of the Signed Deed or the Closing Statement to the HOA Management company so that you are officially added as a resident on the day of closing.
Visitor Entry
All visitors to the community for the purpose of viewing a property must be authorized in at the security posts. The driver of all vehicles who present themselves at the gate and do not have a valid Maplewood Isle entry sticker, are required to be identified by security officers. If you are not known to the officer on duty, the driver must present a valid drivers license to security to begin the authorization procedure.
There are a three ways to become authorized:
- The Resident or Homeowner can place you on their ‘authorized visitor list’. This can be for a pre-determined period of time or indefinite. Normally a Homeowner would add their Realtor to the list so that the realtor can come and go as needed. The driver should inform the security officer that they are on the authorized visitor list for that homeowner.
- The Resident or Homeowner can call the security post and let them know your arrival is expected. The security officer will note the name and expected time and destination of the visitor and will allow them to proceed upon identification of the driver.
- The security officer can place a telephone call to the resident/homeowner and request confirmation of the visitor entry.
Visitors will not be permitted entry if the security post cannot authorize using one of the methods above. It is not permitted for the security officer to use anybody else’s phone. The security officer must place the call to one of the numbers the Resident/Homeowner has previously provided for the purpose of authorizations.
Once in the community the guest must first proceed directly to the destination. It is not permitted for a Homeowner to authorize a visitor who is going to another destinations and it is not permitted for a visitor who is on another homeowner’s authorized visitor list to use that authorization to enter and go to a different destination. Abuse of this procedure will cause the visitor to be deleted from all ‘authorized visitor lists’ of all residents.
Buyers Wishing to review HOA docs
HOA governing documents are available on this WWW site under Documents -> Association Documents. All prospective buyers should review these documents as they will be bound by them after closing a sale. Florida law does require that the seller or the seller’s rep provide these documents to the buyers.
Estoppel Letters
All title companies should request Estoppel Letters to show pending fees owed for that property to the Homeowner’s Association on the date of closing. Fees that have not yet been paid will be settled at the closing.
