The Maple Wood Subdivision (the residential areas between University Drive and Coral Springs drive to the East and West, and Royal Palm Blvd and Atlantic Blvd to the North and South) was conceived and born in the early 1970’s with the initial Plat of 622 lots recorded in the Broward County plat book in 1973. In 1974 a Declaration of Restriction was recorded which governed the entire Subdivision, and then in 1978 Blocks E and R (109 lots) had their Declaration of Restriction amended to further create Maple Wood Isle. The HOA itself was created at the same time (1978) as a non-profit corporation with Articles of Incorporation and By-Laws filed with Secretary of State of Florida and recorded in the official records of Broward County.
Below is a list of Association Governing Documents. These documents are all still “in force” although several contain references to Florida National Properties, and SUBDIVIDER which no longer have any influence over the community.
For our day to day living, the 2 most important documents which govern the upkeep and residents responsibilities in our communities are the:
- Amendment to Declaration of Restriction (1978 and amended in 2012)
- Maplewood Isle Association Rules and Regs
The other documents help define how the HOA Corporation is run, how the Board of Directors are elected, how they should meet and conduct business, and overall composition of the community.
Herewith I present the complete list of documents. Some of the documents (searchable versions) have been transcribed from the original photo copies to make finding specific passages easier. I have attempted to keep the original formatting and pagination to the extent possible. If there is any digression between the original photocopy and the transcription, the text in the original photocopy will prevail and transcribed version should be updated to match.
- Broward County Plat Book 80, Page 37 – Document lays out all lots in Maple Wood Subdivision (BLOCKS A → Z and AA → FF) total of 622 Lots with 109 lots in Blocks E and R (Our community) . This lays out the exact sizes and locations of every lot. Note that at the same time, the nearby Subdivisions of Oak Wood and Shadow Wood were also recorded by the same property developers.

This document lays out all information including materials, sizes, fences, signs, and specifies the enforcement of the Maple Wood Isle HOA.
This document was Amended on August 24, 2012 to give the HOA the ability to enforce the Restrictions through the use of Fines and Suspension of Privileges.

Recorded in the Official Records of Broward County, Florida Book 7927 Pages 745-750 - Articles of Incorporation of The Maple Wood Isle Association, Inc. – The Maple Wood Isle Association, Inc., a corporation not for profit organized under the Laws of the State of Florida, filed August 3, 1978 and Sealed by the Secretary of State of the State of Florida on August 8, 1978. Charter number for this corporation is 743797.
The Articles of Incorporation are amended (filed December 1, 1978, and sealed on December 8, 1978) to update Article II, Section B to change the words “MAPLE WOOD ISLE” to “ASSOCIATION”.

Amended in the Official Records of Broward County Florida, Book 7927 Pages 751-752 - Transfer of Common Areas (Roads) from Florida National Properties to Maple Wood Isle Association, Inc. — This is a quit claim deed executed March 14th, 1979 transferring ownership of our Maple Wood Isle roads (still called by their original names). This document also mentions that the road rights-of way were vacated by resolution 77-6 of the city of commission of the City of Coral Springs (February 1977), which is also recorded.
