Your Responsibilities

As a resident of a planned development community there are certain obligations that you are expected to uphold with regards to the appearance of your property. First and foremost, is that HOA dues are due on:

  • January 1
  • April 1
  • July 1
  • October 1

There are 109 lots in Maplewood Isle (104 homes and 5 double lots with tenniscourts or other structures). Each Lot is assessed the same fee. In addition when Special Assessments are approved they are also assessed evenly across all 109 lots.

We encourage all Homeowners to pay prior to the due date above. The fee does not change and autopay is appreciated. We do allow a 30 day grace period after which you will be assessed a late fee of 5% of the outstanding balance. After 90 days you will be referred to our legal team for formal collections actions. Once referred to legal you will be responsible for all legal fees incurred by the association with respect to collections on your account.

We strive to keep all homes pleasant looking without attempting to force all homeowners into the same mold.

Some of the more common things that you should be aware of:

  • Landscaping should be keep neat.
  • Your home should not appear to need maintenance. No peeling paint, deteriorating structures are permitted.
  • Trash should only be put on the curbs on Monday evening for Tuesday (bulk refuse) and Thursday evening for Friday (Recycling) pickups. If the trash haulers do not pick up your bulk refuse for some reason you are responsible for having it disposed of.
  • Trash Cans should not be in front of the Garage. In general you should try to keep them out of sight from the street, although peeking over a hedge or wall has become acceptable with the new taller trash bins.
  • Animal Waste must be picked up and disposed of in waste bins. Do not leave plastic bags of waste on the curb.
  • Trailers and Boats may not be stored in your driveway. You may store them in the Garage as long as they are not visible from the street.
  • All major changes to the exterior of your home (as seen from the street) must be approved via Architectural Modification Request (AMR) by the HOA Board of Directors. This includes major Landscaping changes, statuary/art additions, painting, roofs, driveways, etc. If you are painting the same color or not impacting the overall look and feel of your home then you most likely can proceed but be aware that if things are not approved the HOA Board does have the ability to demand changes if deemed necessary.
  • If you should receive a letter from our Property Manager regarding a Compliance Violation, you can review the photos and other text of the violation (including the letters themselves) at our Compliance page. Please do not ignore these letters. The issues can escalate to fining after 3 letters are sent and the violation is not addressed. If you believe the issue should not be considered a violation, contact us at maplewoodisle@gmail.com with your reasons and they will be considered.
